A comprehensive zoning bylaw is a municipality's method of legally managing the development of the land within the City planning area by stating: 1) how land can be used, and 2) the required standards. These standards include lot size and dimensions, setbacks from property lines, building location, building type and parking requirements.
Why is the Zoning Bylaw Significant?

The use of land, buildings and structures in Pitt Meadows was regulated by two separate zoning bylaws. (1) In the northern third of the municipality, land use is regulated by the 1982 Dewdney Alouette Regional District (DARD) Zoning Bylaw No. 311. The DARD zoning bylaw, which was adopted wholesale by Pitt Meadows when this area was amalgamated with the municipality in 1995, still remains in force and effect. (2) The Pitt Meadows Land Use Bylaw No. 1250, the Bylaw regulating land uses for the rest of Pitt Meadows, was adopted in 1991.
Since the time both of these bylaws were adopted the City has grown and the way development happens has changed. As well, there have been changes to the relevant policies and standards that guide development following the adoption of the City's new Official Community Plan in 2008.
The format of the new zoning bylaw is intended to be clear, readable and understandable to support the administration and use of the bylaw by City staff and citizens.
Why is this Bylaw important to our citizens?
The new Zoning Bylaw is relevant to all citizens of Pitt Meadows because it affects all properties within the City's planning area, including residential, commercial, industrial, institutional, and agricultural areas. If you are proposing to buy or sell land in the City you may wish to know what uses are allowed on that property. You may also wish to understand what uses are permitted in your neighbourhood. If you are thinking of building any type of structure on your property, it must comply with zoning, whether it is a garden shed or a new factory.
A comprehensive review of the City's zoning regulations has resulted in the development of a new Zoning Bylaw that replaces Land Use Bylaw No. 1250 and the Dewdney Alouette Regional District Zoning Bylaw No. 311.
It should be noted that the purpose of the Zoning Bylaw is intended to assist with the implementation of the Official Community Plan through the regulation of land use.
