Golden Ears Business Park Proposed Expansion

The Golden Ears Business Park is a large-scale industrial business park minutes from the Golden Ears Bridge. The City’s approval process for Phase 1 and 2 of the Golden Ears Business Park are complete.  Phases 3 and 4 are in the proposal and application stage with the developer, Onni Group Developments. The park as proposed will be the most diverse in Metro Vancouver and the Fraser Valley, offering up to 3,700,000 sq.ft. of build-to-suit opportunities and multi-tenant warehouse space.

The Process

With any development application in Pitt Meadows, the City works with the developer to align the land use with the Official Community Plan (OCP) and surrounding community. Development applications can include rezoning, development permits and OCP amendments. 

Current applications include a rezoning request and OCP amendment. If these applications are approved by Council, the next step will be a development permit, followed by a subdivision servicing agreement and finally a building permit. The Phases 3 and 4 rezoning and OCP applications process will follow the steps outlined below.

A Public Hearing will be held in the Gymnasium of the Pitt Meadows Family Recreation Centre, 12027 Harris Road, Pitt Meadows, BC on Tuesday June 13, 2017 at 6:30 p.m.  

Anyone who deems themselves affected will have an opportunity to be heard at the Public Hearing by either speaking at the Public Hearing or by submitting a written statement to the attention of the Corporate Officer.  Submissions can be dropped off at City Hall at Customer Service, faxed to 604-465-2404 or emailed to publichearing@pittmeadows.bc.ca, with June 13, 2017 Public Hearing Submission in the subject line. 

Written Submission Deadlines: 

  • Submissions received BEFORE 3:00 pm on Thursday June 8, 2017 will be included in the June 13, 2017 Meeting Agenda.
  • Submissions received AFTER 3:00 pm on Thursday June 8, 2017 and up until 3:00 pm on June 13, 2017, will form part of an On-Table circulation at the public hearing.
  • Submissions received at the public hearing will be identified and made available for perusal at the submission table.

Following the public hearing, Council will not be able to receive further submissions concerning the application.

All oral and written submissions will become part of the public record.

Background

A business park has been envisioned in the OCP for approximately 20 years. This designation continued in the City's last OCP adopted in 2008 (and reaffirmed in 2013). The OCP also offers guidelines for development of an industrial area in Pitt Meadows, acknowledging the need for adequate industrial land supply, and designates land for industrial use in the south Harris Road area. 

Golden Ears Business Park Two and Three will reinitiate fill activities as of May 1, 2017.  Residents should expect to see dump trucks hauling fill between the two sites along Airport Way and Baynes Road starting Monday May 1, Monday to Friday from 7am to 5pm.  No fill activities are permitted on statutory holidays or weekends.
